Dunstane House was built in 1852 to the design of the famous architect William Playfair, who also designed the nearby Donaldson’s College for the Deaf. Originally Dunstane Villa, as it was first named, was the private residence of the Ross family, famous for their Edinburgh Castle Rock and other confectionery produced in Scotland. The bandstand in Princes Street gardens takes its name from the family.
The House retains its Victorian architectural grandeur which, combined with an intimate country house atmosphere, ensures our guests leave with lasting memories of Dunstane. Crow step gables, archers’ windows and ornate open fireplaces give Dunstane the atmosphere of a small castle. 

The Hotel is situated in West Coates, a mainly residential area of Edinburgh, within walking distance of the city center and the Water of Leith, which flows through a picturesque valley to the rear. Surprisingly for such an urban setting, foxes and badgers can be seen. The river itself is actively fished. Beyond lies the Scottish National Gallery of Modern Art and Dean Gallery. We recommend this walk to unwind after a hard day’s shopping.

Dunstane House Hotel is a fine listed building with original fireplaces, wood paneling, stained glass windows and spectacular ornate cornices. The hotel benefits from its elevated position which gives fine views over to the Pentland Hills, which lie a short drive away. A mature garden at the front of the House is a natural suntrap and a pleasant place to sit and unwind. Dunstane House Hotel originally started life as a private home in the nineteenth century. We try to retain that family feel for our guests today. Our16 rooms are designed in restful tones to put you instantly at ease, with lots of in-room facilities to help you feel right at home. All the comfort and elegance of a Scottish country house but in a hotel with Edinburgh's city centre reassuringly close by.
